Outside Description

The property sits in an enclosed south-facing lawned garden to the front, with an enclosed paved patio to the rear and an upper level seating area with fire pit.

This extends into wider woodland and parkland with designated walks in the immediate area. A private tour of the Estate can be arranged directly with the owner to see more extensive and private areas of the Estate.

There is secure access to the front of the property with electric gate.

There is ample private parking directly to the side of the property.

Downstairs Description

Access into inner hall with hanging space, utility area with belfast sink and storage.

Bathroom one sits just off the main access hall with large shower with rainforest head.

Open plan kitchen, snug and dining room (underfloor heating in the kitchen and snug) comprising:

Kitchen with electric AGA, large fridge/freezer, dishwasher, combi grill/microwave. Pantry cupboard with good storage space.

Snug with two sofas and a wall mounted Smart TV with integrated DVD player. Surround sound music system with speakers through the ground floor.

Dining room with seating for six guests. Wood burner with hot plate for cooking/boiling, wide selection of games books and magazines.

A front door between the dining room and sitting room leads to the front south-facing lawned garden.

Bedroom one - ground floor bedroom with 3' single bed.

First Floor Description

Bedroom two with king size four poster bed with high quality memory foam mattress. Large window seat overlooking the garden.

Bedroom three with French style king size bed, side tables, dressing table, cupboard with generous storage and hanging space, small Smart TV and integrated DVD, large window seat to the front of the property.

There are three steps down from the upper landing to bathroom two and bedroom four.

Bathroom two with cast iron roll top bath, basin, WC, underfloor heating.

Bedroom four with 3' single bed.

Dogs Welcome: Two dogs are permitted at a charge of £15 per dog. Dogs should be clean before access into the property - an outside tap is available - and should be contained to the utility room until dry.
Child Friendly: A travel cot and high chair can be provided on request and the owner will make every endeavour to accommodate any requests for other child friendly items. Please do ask.
