Outside Description

To the rear of the house, the pretty garden can be accessed from the open plan kitchen/dining room through French windows. Leading out to a well-maintained decked area, then on the next level of decking is the pretty outside seating. On the next level down there is the lawned garden which leads out to the medieval Ember path accessed through a lockable gate.

The garden is fully enclosed and the access from the Ember Path is ideal for bringing muddy or salty dogs in from the beach to hose down and straight into the kitchen with a tiled floor to dry off.

Downstairs Description

The front door opens into a small hallway with the stairs in front leading straight to the first floor and a door that goes straight into the lounge.

The cosy lounge has a lovely log-effect vapour fire and a large Georgian window that overlooks the main street, with original wooden shutters for privacy.

The lounge leads down a couple of oak steps to the open plan kitchen. Open plan again to the dining area, the kitchen is spacious and light, with a large window overlooking the garden and French windows leading out to the decked area of the garden, providing plenty of natural light. With granite worktops and top quality appliances, the kitchen is perfect for a dining in. The kitchen has all of the usual appliances.

The dining table seats 4 and overlooks the pretty garden. The French doors open up for you to sit outside during the warmer months – perfect for enjoying breakfast in the sunshine.

First Floor Description

Master bedroom A spacious double room with king size bed and plenty of drawer and hanging storage. A huge Georgian window looks out onto the main street of Warkworth.

Second Bedroom A pretty double bedroom overlooking the rear garden has a king size bed (5ft) that can be separated upon request. PLEASE NOTE: the bedroom is shown below with twin single beds, however you need to request this, as the beds will be presented as a king-size double bed unless you request twin beds.

The family bathroom has a window overlooking the attractive rear garden. Having a bath with shower over.

Other Notes

No. 31 is located on the main street of Warkworth, and whilst it’s set back from the road, you will hear some slight traffic noise at the front of the property. It doesn’t bother most people, but if you’re a particularly light sleeper, please consider this before booking.
